How much does a kitchen remodel cost in Los Angeles? +

Typical full kitchen remodels in LA run $80,000–$250,000 depending on scope (cabinets only vs. layout change vs. structural work) and finish level (mid-range vs. high-end). We provide a clear, line-itemed quote tailored to your project — no one-size pricing.

How much does a bathroom remodel cost? +

Powder rooms run $15,000–$35,000. Standard bath remodels $35,000–$80,000. Primary suites with custom showers, freestanding tubs, and slab finishes run $80,000–$150,000+.

How much does an ADU cost in Los Angeles? +

Detached ADU builds typically run $250,000–$450,000 all-in (design, permits, construction, finishes, utilities). Attached ADUs and JADU conversions of existing space run lower.

Do you offer financing? +

Yes — through Enhancify. Prequalification doesn't affect your credit. Most clients use it to spread payments over 5–15 years.

What's your fee structure? +

Fixed-price contract based on scope, with a transparent allowance line for finish materials so you can choose finishes during the project without budget guesswork. Change orders are documented and priced before any work proceeds.

Do you require a deposit? +

Yes — California law caps initial deposits at 10% of contract value or $1,000, whichever is less. The remainder follows a milestone-based payment schedule tied to completion stages, never upfront.

Timeline & process

How long does a kitchen remodel take? +

Most kitchen remodels run 8–14 weeks of construction, plus 4–8 weeks of design and material lead time before construction starts. Total timeline: 4–6 months from first conversation to final walkthrough.

How long does a bathroom remodel take? +

Powder rooms: 2–3 weeks. Standard bathroom: 4–6 weeks. Primary suite rebuilds: 6–10 weeks construction.

How long does an ADU take to build? +

Plan for 9–14 months total: 2–3 months for design and permits, 6–10 months for construction.

Can I live in my home during a remodel? +

Most clients do during single-room projects (kitchen or bath). For full-home remodels, we usually recommend temporary relocation during the heaviest construction phase.

Who will manage my project? +

Onn Cohen Meguri, the founder. Not a middleman, not a chain of project managers. One accountable PM from inquiry to final walkthrough.

Permits & code

Do you handle permits? +

Yes — in-house. We pull permits with LADBS for most LA, City of Beverly Hills Building & Safety, City of Santa Monica, City of West Hollywood, and surrounding municipalities.

Do I need a permit for a kitchen remodel? +

For cosmetic work (paint, hardware swap, like-for-like cabinet replacement) — usually no. For layout changes, electrical work, plumbing relocations, or structural changes — yes. We figure out which permits apply and pull them.

How long does plan check take? +

Varies by city and scope. LA City: 4–10 weeks. Beverly Hills: 3–6 weeks. Santa Monica: 4–8 weeks. Historic-zone or hillside properties trigger additional review and can run longer.

What about coastal commission review? +

Required for some properties west of Lincoln Blvd in Santa Monica and certain Pacific Palisades / Malibu addresses. Adds 2–4 months to timeline. We flag this early in discovery if relevant.

Most contractors quote labor. We offer a full vision, skilled execution, and personal dedication — design, materials, and construction handled under one roof. Onn personally manages every project. We deliberately keep our active project count low so each client gets attention.

How long have you been doing this? +

20+ years. Family-owned husband-and-wife team.

What's your service area? +

Greater Los Angeles. Most active in West LA, Beverly Hills, Bel Air, Santa Monica, Brentwood, Pacific Palisades, Westwood, and surrounding areas. We'll travel further for the right project.

Do you do commercial work? +

No. We focus exclusively on residential remodeling. Staying focused is part of how we keep quality high.

Materials & design

Do you have a showroom? +

We bring a mobile showroom to you — material samples, hardware options, finish swatches. Fewer logistics for you, more relevant selections.

Can I bring my own designer or architect? +

Yes. Many clients come to us with plans already drawn. We pick up at construction documents, run the build phase, and coordinate inspections.

Do you do custom cabinetry? +

Yes — in-house. Custom cabinet boxes sized to your space, your appliances, and your storage needs. Hardwood frames, soft-close hardware, finishes that hold up.

What if I want to make changes mid-project? +

We encourage communication and flexibility. Talk to us early. Change orders are documented and priced before work proceeds — no surprise charges.
