How our quotes work

The ranges above come from work we have actually completed. Your final quote depends on the scope you choose and the finish level you specify — the range tells you where real projects have landed, not what yours will cost before anyone has seen it.

  • Line-itemed. Materials, labor, allowances, permits, and contingency are quoted separately. You see exactly where money goes.
  • Allowances are explicit. Where the cost depends on your selection (countertops, hardware, tile), we quote a specific allowance and tell you what it buys.
  • Older-home contingency. 5–10% contingency on pre-1970 homes for things behind walls (knob-and-tube, galvanized pipes, etc.). If unused, returned to you.
  • Change orders documented. Mid-project changes are priced in writing before any work proceeds. No surprise charges.
  • Deposit cap. California law caps initial deposits at 10% of contract value or $1,000, whichever is less. Remainder follows a milestone-based schedule.

Financing options

We work with Enhancify for project financing. Soft-pull prequalification doesn't affect your credit. Most clients use it to spread payments over 5–15 years at competitive rates.
