Our design work informs every remodeling project we take on, and we offer it as a standalone service when a client just wants a thoughtful space plan, material direction, and curated selections without full construction. Husband-and-wife led, every project gets personal attention.
How this project runs, step by step
- Free 60-min discovery consult. On-site or video walk-through of the space + your routines, lifestyle, and design goals. We tell you honestly whether design-only or full design+build is the better fit.
- Space + function planning (1–2 weeks per room). Circulation, storage, sightlines, and light-flow analysis. Draft floor plan or 3D layout with two rounds of revision.
- Material + finish direction (1–2 weeks per room). Coordinated palette — flooring, cabinetry, countertops, tile, paint, hardware, lighting. Physical samples sourced + presented in your home for real-light review.
- Custom millwork + lighting spec. If custom built-ins are in scope, we detail the drawings; lighting plans layer ambient / task / accent with color temperature + dimming spec.
- Deliverable + handoff. Drawings, specs, and shopping list any contractor can build from. If we're also building, spec rolls straight into the construction contract with no fee duplication.

Layered lighting plans — ambient, task, accent — with attention to color temperature and dimming. Lighting is the cheapest way to transform a room and the most often overlooked.
Furniture & art curation
Where helpful, we coordinate with your existing pieces or source new ones. Not required — we're happy to hand you a design and let you furnish on your own.
Typical price range
Standalone interior design fees vary based on scope. We offer hourly consultation, room-by-room flat-fee design, and full whole-home design packages. Design fees roll into the construction estimate when we also build the project.

Can I hire you for design only, without construction? +
Yes. Many clients hire us for design direction, then bring in their own contractor or DIY parts of the work. We'll provide drawings, specs, and material selections that any contractor can build from.
Do you charge a design fee separately from construction? +
For design-only engagements, yes — fixed fee or hourly. When we both design and build, the design fee is wrapped into the construction contract.
How long does the design phase take? +
Single room: 3–6 weeks of active design work. Whole home: 2–4 months. We don't rush design — getting it right up front saves money during construction.
What's your design style? +
We work in many directions — modern California, transitional, warm minimalist, traditional. The goal is to design what fits your home and how you live, not to impose a signature look.
Do you sell furniture and accessories, or only spec them? +
Primarily spec. We source options, present them for review, and hand you a shopping list you can execute yourself or ask us to procure on your behalf. If you want us to buy + coordinate delivery, we'll do it on a management fee — but the default is you own the buying so you're not paying a designer markup on a couch.
What deliverables come out of an interior-design engagement? +
Depends on scope: floor plan(s), 3D renderings for rooms with structural change, material palette board with physical samples, lighting plan, custom-millwork drawings, and a shopping list of every specified item with vendor + SKU. Delivered in a bound spec book any contractor can build from.
