When the whole home needs to come together — open up the floor plan, redo the kitchen and baths, add a primary suite, refinish floors, modernize systems — coordination is everything. We do whole-home remodels with a single project manager, a single design vision, and a single construction team. No handoffs between three different contractors. How this project runs, step by step
- Discovery + feasibility consult (2–3 hrs on site). Onn walks the whole house, reviews structural condition, plumbing/electrical age, roof + HVAC state, and gives an honest phasing recommendation + scope + timeline range.
- Design phase (6–10 weeks). Full architectural plans, structural engineering, Title 24 energy compliance, phased material palettes. Long-lead spec locked before permit submittal.
- Permit + long-lead orders (6–12 weeks). LADBS or municipal submittal. Whole-home permits carry structural review; hillside + HPOZ overlays extend by 6–12 weeks each. Long-lead cabinets + stone + custom windows ordered in parallel.
- Build phase (4–10 months, phased). Demo → structural → rough MEP → close-up → finishes → punch. Phased so you can occupy one wing while another is being worked. Weekly walkthroughs + photo updates.
- Punch list + final walkthrough. Multi-phase punch list. Detailed handoff binder covering warranties, systems documentation, and maintenance schedule. Workmanship warranty covers 12 months on labor after final sign-off.

Do we need to move out? +
For most full-home remodels — yes, at least for the heaviest construction phase. We'll plan around your tenancy as much as possible, but living through wall removal and re-plumbing is rough on most families.
What's your fee structure? +
Fixed-price contract based on scope, with a transparent allowance line for finish materials so you can choose finishes during the project without budget guesswork. Change orders are documented and priced before any work proceeds.
How do you handle older LA homes (pre-1950)? +
Carefully. Older LA homes often surface lead paint, asbestos, knob-and-tube wiring, or galvanized plumbing. We test for hazardous materials before demo, plan abatement properly, and budget contingency for systems that need replacing.
Do you sequence the work so we can live-through, or do we need to move out? +
Depends on the scope. Cosmetic + kitchen-only whole-home work is often live-through-able if you can set up a temporary cooking space. Structural + primary-bath + systems-heavy work usually requires 4–8 weeks of moving out (short-term rental or family stay) during the loudest / dustiest phase. How do you handle change orders on a full-home job? +
Written change order for anything outside the signed scope, with cost + schedule impact clearly stated. Nothing proceeds until you sign. Discovered conditions (rotted framing, non-code wiring, previously-hidden plumbing) get flagged the day we find them — never rolled up in a surprise invoice at the end.
