How long does a whole-home remodel take? +
Cosmetic-level projects: 3–4 months. Heavy-structural projects (wall removal, primary suite addition, systems upgrade): 8–14 months. We give you a real timeline up front, not the optimistic one.
Do we need to move out? +
For most full-home remodels — yes, at least for the heaviest construction phase. We'll plan around your tenancy as much as possible, but living through wall removal and re-plumbing is rough on most families.
What's your fee structure? +
Fixed-price contract based on scope, with a transparent allowance line for finish materials so you can choose finishes during the project without budget guesswork. Change orders are documented and priced before any work proceeds.
How do you handle older LA homes (pre-1950)? +
Carefully. Older LA homes often surface lead paint, asbestos, knob-and-tube wiring, or galvanized plumbing. We test for hazardous materials before demo, plan abatement properly, and budget contingency for systems that need replacing.
