What Drives Whole-Home Remodel Cost Up the Most?
Scope depth first, systems replacement second, structural change third, finish level fourth — in that order, on 18 whole-home projects we have finished at $36k-$440k. The single biggest jump comes from taking rooms back to framing rather than working over what is there. After that it is the invisible work: an original electrical panel and galvanized supply plumbing typically add $25k-$70k that changes nothing you can see. Cabinetry and stone matter, but they are the fourth factor, not the first.
First: how deep the scope goes
The largest single lever is not what you install, it is how far back you strip before installing anything.
A surface-level whole-home project keeps walls, keeps services and works over what exists. A deep one removes finishes back to framing, which exposes everything behind them and turns discoveries into obligations. Between those two approaches, on the same house, the difference is routinely a factor of 2-3 times.
This is decided in the first design conversation, long before anyone chooses a tile, and homeowners rarely realise it is the decision that sets the budget.
Second: the systems nobody sees
On a Los Angeles house built before the 1970s — most of the stock we work in — opening walls routinely exposes knob-and-tube wiring, galvanized supply piping, or framing altered at some point without a permit.
Once exposed, none of it can be closed back up. The building department will not sign it off and no responsible contractor would leave it. A full repipe, a panel upgrade and partial rewiring together typically land in the $25k-$70k band depending on house size and access.
This is why a serious whole-home quote carries an explicit contingency line — we hold 5-10% on pre-1970 homes and return it unused — and why a quote with no contingency is not cheaper. It has simply moved the conversation to the middle of the project, when you have no leverage left.
Third: moving walls
Removing a load-bearing wall is one of the few individual decisions that reliably moves the total by a large amount. Structural engineering, a permit revision, and steel or engineered lumber together typically add $18k-$45k, and more where a post has to carry down to a new footing.
Non-structural walls are far cheaper to remove, and the difference between the two is not something you can judge by looking. It is worth knowing which walls in your house are which before you fall in love with an open plan, because the answer can move the budget by more than the entire kitchen.
Fourth: the part everyone worries about
Finish level genuinely matters. Custom inset cabinetry against semi-custom overlay can double a cabinet line item on its own, and full-slab natural stone against engineered quartz does something similar to countertops.
But it comes fourth. It is also the only one of the four you can adjust late, which makes it the wrong place to look first. A house already committed to a deep gut with full systems replacement will not be rescued by choosing cheaper cabinets, and a shallow project on a sound house will not be ruined by choosing good ones.
The things that quietly add up
Beyond the big four, three recurring items push totals up more than their individual size suggests.
Changing your mind after work starts. A change order priced mid-build costs more than the same decision made in design, because it carries demolition of work already done plus schedule disruption for every trade downstream.
Hillside and coastal review. Properties on slopes or near the coast carry additional review that adds both time and cost before construction begins.
Long-lead items ordered late. Custom cabinetry and imported stone run 8-20 weeks from order to delivery. Ordering during design rather than after permit issuance is the single cheapest schedule decision available, and it costs nothing.

What is the most expensive single thing in a whole-home remodel? +
Usually labour, spread across every trade, rather than any one material. When homeowners are surprised by a total it is almost never because a product cost more than expected — it is because the scope went deeper than expected, and depth is bought in labour hours across the whole house.
Can I reduce cost by keeping the existing layout? +
Yes, substantially. Keeping walls, and especially keeping plumbing where it is, avoids structural work, drainage reroutes and a good deal of permit complexity. It is the single most effective cost reduction available that does not compromise finish quality, and it is worth testing seriously before assuming an open plan is essential.
How do I know if my house needs systems work before I start? +
Some of it can be established up front. The electrical panel can be read from the outside, and the supply piping material is usually identifiable at the water heater or under a sink. Whether the wiring inside the walls is original generally cannot be known until walls open, which is exactly what the contingency line is for.
Does a bigger house automatically cost more? +
Less than people expect. A large shallow project can cost less than a small deep one, because a meaningful part of the cost is fixed regardless of size — permits, design, mobilisation and discovered conditions do not scale with floor area. Depth beats footprint on our own finished projects almost every time.
What is the cheapest way to make a big visual difference? +
Flooring, paint, lighting and doors, done across the whole house in one pass. That combination changes how every room reads without touching a single wall or service run, and it is why the lower band of our finished whole-home projects looks far better than its price suggests.
