Is a Whole-Home Remodel Cheaper Than Doing One Room at a Time?
All at once is cheaper in total; room by room is easier to fund. Our own finished whole-home projects ran $36k-$440k, against single-room kitchens at $23k-$84k and bathrooms at $28k-$105k. Phasing the same work across several years typically adds 15-30% to the combined cost, because every stage pays again for mobilisation, protecting the finished parts of the house, a separate permit and inspection cycle, and the demolition and patching where new work meets old.
Where the extra 15-30% actually goes
It is not margin. It is repetition of work that does not scale with scope.
Mobilisation, charged every time. Site setup, protection, dumpsters, portable facilities and getting each trade to the property. Three phases means paying this three times.
Protecting what is already finished. Phase one is raw house. Phase three is working next to a kitchen you have already paid for, which means containment, careful sequencing and slower work.
Permits and inspections, per phase. Each permitted stage carries its own plan check and its own inspection cycle, and each cycle carries waiting time.
Seams. Where new work meets old there is demolition and patching that would not exist if both sides were done together. Flooring is the clearest case: running one material through the whole house in a single pass costs meaningfully less per room than three passes with transitions and matching problems at every junction.

The costs that are not money
Phasing stretches disruption across years instead of concentrating it into months. Three separate projects means three sets of noise, three sets of dust, three periods of strangers in the house — often more total disruption than doing everything at once, spread thin enough that it never quite ends.
It also costs coherence. Choices made three years apart rarely line up. Paint fades, product lines are discontinued, tile batches change, and matching a finish to something installed years earlier is harder and more expensive than choosing both at the same time.
When phasing is clearly the right call
We build it both ways and quote it both ways, and there are good reasons to phase.
If you can fund stages from income but would have to borrow for the whole thing, phasing may cost less in real terms once interest is counted. If moving out is impossible, phasing keeps the house liveable throughout. If you are new to the house, living in it for a year before deciding on the layout produces better decisions than committing to everything on day one.
And if the alternative is doing nothing for five years while you save, phasing is obviously better than a perfect plan that never starts.
Phasing well, if you are going to phase
Design the whole house once, at the start, even if you build it in pieces. A single plan showing where every wall, service run and floor level ends up is what stops phase three from undoing phase one, and it is cheap relative to the mistakes it prevents.
Do the systems work first. Rewiring, repiping and panel upgrades touch the whole house and are far cheaper before finishes exist. Homeowners who do a beautiful kitchen first and discover the panel needs replacing later pay twice — once for the work, once for opening the walls they just closed.
Do the floors in one pass. It is the one finish that genuinely resents phasing.
Order by disruption, not by desire. Rooms that will make a mess of the rest of the house should go early, before there is finished work to protect.

How much more does phasing really cost? +
Plan for 15-30% on top of the combined all-at-once figure. The exact number depends on how many separate phases you run and how much they overlap physically. Two large phases carry a smaller penalty than five small ones, because most of the extra is per-mobilisation rather than proportional to the work.
What order should the rooms go in? +
Systems first, then the rooms that generate the most mess, then flooring in one pass across everything, then the rooms you care most about — last, when the crew knows the house and nothing else will be disturbed afterwards. Doing the favourite room first feels good and is almost always regretted.
Do I need a new permit for each phase? +
Generally yes, where each phase involves structural, plumbing, electrical or mechanical work. Each permitted phase carries its own plan check and inspection cycle. A single permit covering everything is possible when the whole scope is designed up front, which is another argument for designing the whole house before building any of it.
Can I get one design and build it over five years? +
Yes, and it is the approach we recommend for anyone phasing. Design once, build in stages. The design cost is spent once and every stage is built against the same drawings, which is what prevents the expensive contradictions that appear when each phase is designed on its own.
Is there a point where phasing stops making sense? +
When the phases start touching the same walls. Two rooms that share plumbing or a structural wall should be done together — splitting them means opening the same wall twice, and the second opening is pure waste. Where that happens we will say so rather than quote the split you asked for.
