Bathrooms are where the age of a Newport Beach house shows first. On the inland side of the bay a lot of the stock is 1960s and 1970s, which means original supply lines, vents that were never designed for the fixtures people want now, and a slab that decides where a drain can and cannot move. A bathroom remodel here is a plumbing project with tile on top, and pricing it any other way is how a job goes wrong at week three.

Moving a drain is the real cost line
Keeping fixtures where they are is cheap. Relocating a toilet or a shower drain on a slab foundation is not, because it means cutting concrete, re-routing waste and patching structure. Most of the difference between two bathroom quotes on the same house comes down to whether the layout moves the drains or works with them.
When the coastal permit applies
An interior bathroom rarely alters footprint, height or exterior appearance, so it often falls outside coastal development permit territory even on an address inside the zone. Often is not always — adding a window or a skylight can change that answer. We check the specific scope against the specific address rather than generalising.
Ventilation is not optional here
Close to the water, a bathroom that does not vent properly finds out quickly. Extraction sizing and duct routing are decided at design stage, not fitted around whatever route is left once the tiling is done.
