Bathroom Remodeling in Villa Park
Serving 92861 and Orange, Anaheim Hills, North Tustin
A Villa Park bathroom brief is rarely about squeezing. The footprint is usually generous and badly used: a long vanity with two basins nobody wanted, a tub in the best-lit corner, and a shower tucked where the window is not. Redrawing it properly costs about what re-tiling it costs, which is the fact most homeowners here do not know.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What 28 finished LA bathrooms actually cost: a median of $38k, in a range of $28k–$105k. Real final prices from our own job records, not estimates.
$28,000 Stacked white tile and a blue patterned floor, with brushed brass fittings and a round mirror.
$30,000 A deep navy wall over textured white tile, with a floating walnut vanity and matte black fittings.
$35,000 A patterned encaustic-look floor, a sage shaker vanity and a glass shower with a tiled bench.
$45,000 Rust and blue slate-tone tile over a pebble mosaic shower floor, with bronze fittings.
$46,000 One room in bold geometric tile with an oak vanity, one in white with a ribbed vanity and stone basin.
$105,000 Marble-veined slab walls, a frameless glass shower, and patterned tile floors.
Bathrooms with room to be redrawn
Move it while the floor is open
Relocating a shower or a basin is far cheaper as part of a full strip-out than as a change of mind afterwards, because the floor is already up and the waste already exposed. The moment to be ambitious about layout is before demolition, not during it.
Daylight belongs to the shower, usually
These houses often put the window over the tub because that was the convention. In a house where the tub is used twice a year and the shower is used daily, that convention is worth challenging.
Single-storey means the loft is right there
Extraction, downlighting and a raised ceiling over the shower are all straightforward when the roof void is directly above, and all awkward when it is not. Most bathrooms here never use the advantage they have.
Tile that will still look deliberate in ten years
Large-format and stacked formats age differently from busy patterns, and in a house people intend to stay in, that matters more than what is current. We say so plainly rather than selling whichever finish is fashionable this season.
