The bathrooms of Westlake Village are a catalogue of the decades the community was built through: coloured suites and small tiled boxes from the earliest phases, mirrored and marble-decked primary suites from the eighties, and a great many rooms that were half-updated in the nineties and have been waiting ever since. The structures around them are sound. What they need is a full, coherent rebuild rather than another layer of partial improvement.

Undoing the half-update

A surprising number of these rooms carry two or three eras at once — original tile behind a newer vanity, a nineties shower door on a seventies pan. Taking the room back to structure and rebuilding it once is usually less expensive than the third partial refresh and produces a room that finally agrees with itself.

The eighties primary suite, reconsidered

Large mirrored walls, a raised platform tub and a compartmented toilet were the aspirational plan of their moment. Removing the platform, reallocating its footprint and treating the mirror wall as a design decision rather than a fixture is what modernises these rooms most convincingly.

Original pipework, five decades on

Supply lines and waste in the earliest phases have been in service a very long time. Opening a bathroom is the natural moment to inspect and renew what is behind the tile, and doing so knowingly is far better than doing so in an emergency after the tile is finished.

Filing through the County system

Building applications for the city go to the County of Los Angeles through EPIC-LA. A like-for-like bathroom refit travels lightly; scopes that relocate fixtures, alter walls or change glazing earn a full drawing set, which is also the fastest way through the County's review.

Inspections on the County's calendar

Because the City contracts building and safety to the County of Los Angeles, inspections are booked through the County rather than with a local counter a few minutes away. On a short, intense project like a bathroom, that matters to the programme: the intervals between rough-in, close-up and finish are set by somebody else's diary, and a trade that arrives before an inspection has cleared simply has to come back. Building the schedule around the County's rhythm from the outset — rather than assuming a small-city responsiveness that does not apply here — is what keeps a six-week bathroom from quietly becoming a nine-week one.
