Garage Conversion in Corona del Mar
Serving 92625 and Newport Beach, Newport Coast, Laguna Beach
Almost every house on the flower streets has a garage opening onto an alley, and it is usually the only single-storey, independently accessible space on the property. That makes it the most convertible room in Corona del Mar and also the one most likely to be doing quiet, unglamorous work that nothing else can do.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What our finished LA work actually cost: 27 kitchens ran $23k–$84k, median $50k; 28 bathrooms $28k–$105k, median $38k; 17 whole-home remodels $36k–$440k, median $150k. Real final prices from our own job records, not estimates.
$33,000 A backlit mirror over a double vanity, with stone-look tile and matte black fittings throughout.
$50,000 Navy shaker lowers under white uppers, with a slate-tone tile backsplash and a wood ledge shelf.
$63,500 White cabinetry with brushed-gold hardware, a white-oak island, and a marble-look slab backsplash.
$105,000 Marble-veined slab walls, a frameless glass shower, and patterned tile floors.
$238,000 A walnut-fronted quartz island, arched openings, and sage-green stacked tile baths.
$275,000 A broad quartz island, a curved staircase with iron balusters, marble-look baths.
Converting the alley-side garage
What the garage is currently absorbing
On a lot with no side return and no loft, the garage is frequently the whole storage capacity of the house — plus the bikes, the boards and the bins. Converting it is a good idea only once that has somewhere else to go, and working that out is part of the design rather than an afterthought.
Slab, damp and level
These slabs were poured to drain towards the alley, not to be lived on. Level, moisture and insulation are the three checks that decide whether the conversion is straightforward or whether a new floor build-up is going to eat the ceiling height the room needs.
A room that opens onto a working alley
The alley is where the deliveries, the refuse and the neighbours' cars are. A converted space that opens onto it needs its glazing, its acoustics and its entrance thought about deliberately, because the default — a large opening where the garage door was — is rarely the right one.
