Garage Conversion in Orange
Serving 92866 · 92867 · 92868 · 92869 and Villa Park, Anaheim, Tustin
Orange has a wide spread of garages: detached clapboard structures behind Old Towne houses, attached post-war two-car garages on the tracts, and outbuildings on the larger parcels. They convert very differently, and the honest answer for a historic-district garage is sometimes that it should stay a garage.

Garages, and which ones convert well
The attached post-war garage
This is the easy case and the common one: sound slab, square framing, services a few feet away, and a wall shared with the house. It is usually the cheapest habitable square footage anyone can add to a tract house.
The detached historic outbuilding
Older garages behind Old Towne houses are often charming and rarely built to carry a room. Footings, framing and the original door opening all need real work, and the exterior is the part the district standards care about most.
What converting actually involves
A converted garage is a new room built inside an old shell: floor assembly, insulation, vapour control, power, light, ventilation, and fire separation from anything still parking a car. None of it is exotic and all of it is chargeable.
Where the parking goes
Losing a garage means the cars live somewhere else. On a tract driveway that is nothing; on a narrow Old Towne street it is a real conversation, and better had before demolition than after.
