Garage Conversion in Pasadena

The detached garage at the end of a Pasadena driveway is one of the most convertible structures in Los Angeles: separate from the house, already served by a path, and usually sitting on a slab somebody poured decades before insulation was a consideration. Whether it is worth converting comes down to three honest checks, and we would rather do them before anyone gets attached to the idea.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What our finished LA work actually cost: 27 kitchens ran $23k–$84k, median $50k; 28 bathrooms $28k–$105k, median $38k; 17 whole-home remodels $36k–$440k, median $150k. Real final prices from our own job records, not estimates.
$30,000 A deep navy wall over textured white tile, with a floating walnut vanity and matte black fittings.
$38,000 Emerald shaker cabinetry and brass hardware around a cream range and an apron sink.
$45,000 Rust and blue slate-tone tile over a pebble mosaic shower floor, with bronze fittings.
$75,000 Wood shaker cabinetry under a full-height quartz slab, with a marble-look hall bath.
$238,000 A walnut-fronted quartz island, arched openings, and sage-green stacked tile baths.
$275,000 A broad quartz island, a curved staircase with iron balusters, marble-look baths.
Turning a Pasadena garage into a room
The three checks, in order
Is the slab sound and at a workable level? Is the structure square and dry enough to line? Can power, water and drainage reach it without tearing up the garden? A yes to all three makes this the cheapest square footage on the property. A no to any of them changes the project honestly rather than quietly.
Old structures were built for cars
No insulation, no vapour control, often no proper footing at the door opening. Converting means building a new room inside an old shell — which is ordinary work, but it is work, and a quote that ignores it is not a quote.
What it does to the street elevation
A garage that faces the street in a landmark district is part of what the district protects. Doors, windows and finishes get more attention there than they would three streets over, and designing for that from the first sketch is cheaper than revising after.
