An old structure has to be assessed, not assumed
A garage built in the 1920s may have shallow footings, undersized framing and no lateral bracing worth the name. Establishing what it can and cannot do structurally is the first task, and it determines whether the project is a conversion or, honestly, a rebuild.
Keeping a period outbuilding looking like one
The charm of these buildings is their simplicity. Retaining the original proportions and roof form, and treating the old vehicle opening as a deliberate composition of glazing and door rather than a filled hole, is what keeps the finished result looking like it belongs to the property.
A detached room that is genuinely separate
At the end of a long driveway, a converted garage delivers something a spare bedroom never can: real acoustic and visual distance from the house. That is why these make such convincing studios, offices and guest rooms, and why the walk between the two buildings deserves designing as well.
Habitable-space requirements on an old shell
Insulation, egress, ventilation and energy compliance apply, and meeting them within a century-old structure takes drawings rather than improvisation. The application goes through the city's online portal like any other building work here.
Where the car goes on a narrow lane
In the canyon neighbourhoods and on the older streets, roads are narrow, kerbside space is genuinely limited and some properties have very little off-street parking to begin with. Converting the only covered space on the property is therefore a decision with consequences for the household and for everyone who has to pass the house. Working out honestly what remains — on the driveway, on the lot, on the lane at the hours that matter — is the first conversation, and on some properties it produces a different answer than the owner expected. Better to reach it before the drawings than after the door is gone.
