Glendale grew in three waves and left three different kitchens behind: small, closed rooms in the 1920s period-revival streets of the northern foothills; efficient galleys in the post-war flats and bungalows on the valley floor; and individually designed rooms in the Verdugo hillside houses. They want different things, and one Glendale price for all three would be a fiction. We have finished and published a kitchen here, with the homeowner recording her own video about it.

Three kinds of Glendale kitchen
The period-revival kitchen
Plaster, arched openings and a kitchen the size of a modern pantry. The budget goes into doing one room properly and into the structural move that connects it to the rest of the house, not into spreading thinly across the whole floor.
The post-war galley
Simple structure, repeatable plans and a wall in a predictable place. This is where a given budget buys the most visible change, and the highest-value decision is nearly always where the opening goes.
The hillside kitchen
Slope, access and structure become real line items before a single finish is chosen. A hillside house and a flat-lot house with identical drawings are not the same price, and anyone quoting them as though they were has not visited.
One department, one counter
Glendale's Community Development Department now runs planners, plan checkers, permit technicians and inspectors as a single Development Services team, from the permit centre on East Broadway. It removes the handoff that usually costs a week — provided the submittal arrives complete.
