Garage Conversion in Hancock Park
Serving 90004 · 90020 · 90019 · 90036 and Larchmont Village, Windsor Square, Miracle Mile
A lot of Hancock Park garages are not really garages. The 1920s planning of this neighbourhood routinely put a room above the car — quarters for staff, reached by its own stair from the drive — and a great many of those rooms are still there, lined, windowed and half-forgotten above a space now holding bicycles. Where that is the case, the conversation starts from a much better position than a bare shell.
Real projects. Real prices.

Outbuildings that were already habitable
Look upstairs first
If there is already a floor, a stair and windows above the garage, most of the expensive parts of a conversion exist. What is usually missing is insulation, wiring worth keeping and a proper bathroom — which is a refit, not a construction project, and it is priced very differently.
Its own stair is the whole point
An independent entrance from the drive is what makes one of these spaces genuinely usable as a studio, an office or a guest suite. Keeping that separation — and not swallowing the stair into the main house for convenience — is what preserves the value of the arrangement.
Original construction, original standards
These outbuildings were built well and built to the expectations of their decade, which did not include insulation, damp control or a service run capable of heating them. Bringing all three up to standard is ordinary work, and it is the bulk of the real budget.
The drive is the access and the parking
One long side drive serves the back of the lot, the household's cars and any building work happening at the end of it. Sequencing so it is not blocked for weeks at a time is part of the programme rather than a courtesy added later.
