Kitchen Remodeling in Orange
Serving 92866 · 92867 · 92868 · 92869 and Villa Park, Anaheim, Tustin
There are two kinds of kitchen project in Orange and the difference is a boundary line. Inside the Old Towne historic district, exterior change meets design standards written from preservation principle. Outside it, the city is post-war tract and hillside and the only real questions are structural. We have finished and published a kitchen and hall bath here, with the customer recording a video about it, so the standard of the work is something you can inspect rather than take on trust.

Kitchens inside and outside Old Towne
Which side of the line the house is on
This is the first thing we establish, before any pricing. A kitchen inside the district that touches a window, a door or a rear elevation is a different project — in cost and in calendar — from the identical kitchen four streets away.
What the district standards actually govern
The Historic Preservation Design Standards adopted for Old Towne follow rehabilitation principles rather than taste, so they are specific about repairing versus replacing and about what a replacement may be made of. Vinyl windows, for instance, are not permitted there. Knowing that before anything is ordered is worth a great deal.
Two review paths, and how the scope picks one
Much work inside the district is approved by staff through a minor design review; substantial exterior change goes to the Design Review Committee with its own schedule. Scope shaped deliberately can often stay on the faster path without losing anything worth having.
Outside the district, an efficient build
Post-war tracts here share plan types, so the load-bearing wall is in the same place on the same street and the answers repeat. Flat access, room to stage, and no design standards to answer to — the budget lands in the finished kitchen.
