Going up rather than out

With little ground to spare, a unit above a garage or a new upper level is often the only realistic form. That brings stairs, structure and overlooking into the design at once, and it makes the relationship between the new windows and the neighbours a first-order concern.

Daylight into a small footprint

A compact unit hemmed in by boundaries needs its light designed, not assumed. Clerestories, roof glazing and carefully placed openings do far more here than large windows aimed at a fence, and they are what separate a pleasant small home from a dark one.

A complete submittal to the city

The Building & Safety Division reviews the application through the city's online portal. Site plan, structure, services and energy compliance are prepared as one package, because a second dwelling on a tight parcel is precisely the kind of application that a partial set drags out.

The build has to fit down the alley too

A rear service lane is an asset for a finished second dwelling and a constraint during its construction. Lane width, overhead cables, the turning circle at each end and whether a concrete pump or a small crane can physically reach the back of the lot all determine how the building goes up — and occasionally what kind of building is realistic in the first place. Establishing that with a tape measure and a site visit before the design is committed avoids the most demoralising outcome in this kind of work, which is a fully approved scheme that cannot be delivered to the place it was designed for.
