The buildable envelope after the main house
Most 90025 and 90064 lots run 5,000 to 7,500 square feet. The existing house often uses two-thirds of the buildable footprint after setbacks. That leaves an ADU envelope you can measure in advance rather than assume. We measure first and design to what fits.

We check the designation before scoping. Often the ADU is still the right call, and it is a better call for having been made against what the parcel actually allows rather than against an assumption.

West LA R-1 parcels typically support detached ADUs at or near state-law maximum with adequate setbacks. ADU activity in West LA is consistent with broader LA-area patterns. We design the ADU placement against the parcel's actual survey so the design fits the real lot conditions — easements, mature trees, drainage paths — rather than the assessor's parcel sketch.
Condo and apartment-building ADUs are limited
Multi-unit West LA properties typically don't support ADU addition under current rules, except for very specific configurations like a junior ADU within a detached single-family residence on a multi-unit parcel. We screen the parcel's actual zoning and existing-unit count during feasibility rather than at design, because the rules vary meaningfully between R-1, R-2, and R-3 zoning categories.
