This is the most common wasted conversation we have in 90024, and it is worth resolving in a sentence. ADU law applies to single-family and certain multi-family properties. It does not give an individual condominium owner the right to add a unit, because the land and the common structure are not theirs alone to build on. Owners of Westwood condos read about the state rules, reasonably assume they apply, and get a long way into planning before anyone tells them. If your home is a condominium the answer is almost certainly no, and knowing that on day one is worth more than a polite maybe. Single-family lots south of Wilshire are a different matter and are usually straightforward.
On a single-family lot, the mature planting is the constraint nobody costs
South of Wilshire the single-family lots are modest and, after decades, comprehensively planted. The corner of the garden that looks empty enough for a unit is usually the corner with the oldest tree in it. Protected species cannot simply come out, and even where a tree may legally be removed, the root zone of anything substantial affects where a foundation can go and what kind it has to be. The same is true of established hedging and irrigation that has been extended piecemeal over the years and is rarely where anyone thinks it is. We survey what is actually growing on the parcel and where the roots run before fixing a footprint, because moving a proposed unit three metres during design is free and discovering a protected root zone during excavation is not.
