The separate-city permit reality
Santa Monica ADUs go through the City of Santa Monica CPCD. That means a different submittal package, a different review queue, and different plan-check comments than what LA-based homeowners are used to.
Coastal review west of 4th Street for ADUs
Parcels west of 4th Street can pull in Coastal Commission review on top of the CPCD permit. Height, mass, and view impact all come up. We check the parcel status at the first walk-through.
The RSO layer on multi-unit properties
If your lot has a pre-1979 building on it that falls under rent stabilization, adding an ADU has to be planned around that framework. It does not necessarily block the ADU — it changes how we handle unit counts and tenancy questions during design.
The +10-20% price band
Santa Monica ADUs sit 10-20% (+10-20%) above our west-side baseline. The two big drivers are the separate-city permit timeline and the higher likelihood of a coastal or RSO overlay compared with an unincorporated LA parcel.
The ADU and the garden are competing for the same ground
Santa Monica lots are small, and this is the trade nobody enjoys making. Every square foot the unit occupies is a square foot of outdoor space the main house loses, and on a compact parcel the usable garden can go from generous to token in a single decision about unit size. Setbacks decide part of it for you; the rest is a judgement about what the property is for. We lay the footprint out on the actual ground before drawings, so the choice is made standing in the space rather than looking at a plan where the remaining yard is a rectangle on paper. Owners regularly choose a smaller unit after that walk, and almost nobody regrets it.

Santa Monica ADUs face tight lot dimensions
Santa Monica R-1 parcels are generally smaller than the LA-average R-1 lot. The smaller footprint constrains where a detached ADU near state-law maximum size can fit while meeting required setbacks. On many Santa Monica parcels the practical maximum ADU is smaller than state law would otherwise allow, or a converted garage instead of new detached construction. We site-walk the parcel against the survey before committing to a specific ADU size.
Coastal Commission affects ADU placement west of Lincoln
Santa Monica parcels in the Coastal Zone are subject to additional design and siting standards under the city's Local Coastal Program, particularly around height, lot coverage, and view corridors. State ADU law preempts some but not all of this. We verify Coastal Development Permit applicability and design within the Local Coastal Program constraints before committing to a specific ADU footprint, rather than designing freely and then trimming back at permit submission.
Santa Monica multi-family parcels offer different ADU pathways
Santa Monica's significant duplex, triplex, and small-multifamily stock supports a different ADU pathway than R-1: junior ADUs within the main structure, or attached ADUs that don't increase the building footprint. The specific rules and feasibility depend on the parcel's zoning and existing-unit count. We evaluate which pathway fits the specific parcel before quoting scope rather than assuming an R-1 detached-ADU answer applies.
