Glendale garages run from detached single-car structures behind 1920s houses to attached post-war doubles to tuck-under garages built into a hillside. The first two convert well and often. The third is a structural question before it is anything else, because in a tuck-under garage the thing above it is the house.

Garages, from the flats to the hills
The detached period garage
Charming, separate, and rarely built to carry a room. Footings, framing and the old door opening all need real work, and where the structure faces the street its appearance may be reviewed rather than assumed.
The attached post-war double
The easy case: sound slab, square framing, services a few feet away. Usually the cheapest habitable square footage the house can gain, and the conversion most likely to pay for itself.
The tuck-under garage
Here the garage opening is carrying the floor above it. Converting means dealing honestly with that load path, and it is not a project to price without an engineer looking at it first.
Making it a room people want to be in
Glendale summers are hot and the afternoon sun is strong, so the thing that decides whether a converted garage gets used is thermal comfort: how the envelope is insulated, where the glazing goes, and whether the mechanical system has any capacity left to serve a room that was never on it. Get that wrong and you have built expensive storage.
