Kitchen Remodeling in Laguna Beach
Serving 92651 and Newport Beach, Aliso Viejo, Laguna Niguel
Laguna Beach kitchens are shaped by the houses they sit in, and those houses were often built in stages on steep ground. Floor levels shift, ceiling heights change between rooms that look like they should match, and what appears to be one structure is frequently two joined at some point in the past. Surveying properly comes before designing anything.
A kitchen on a hillside lot
Survey first, design second
On a house extended across decades, assumptions about structure are unreliable. Measuring what is actually there — levels, spans, service routes — is the first task, and it routinely changes what the design can be.
Coastal review is the default here
The coastal zone covers all of Laguna Beach apart from Sycamore Hills. The city has issued its own coastal development permits since its Local Coastal Program was certified on 13 January 1993. Interior kitchen work often falls outside coastal permit territory, but the address is inside the zone regardless, so it is checked rather than assumed.
Getting materials to the door
Narrow shared driveways and steep frontages limit what can be delivered and when. On constrained lots that shapes the build programme, and it belongs in the plan rather than in a phone call on day one.
