A rear yard that can actually take a building
Unlike the denser cities nearby, many parcels here have space for a properly proportioned detached unit with garden left over. That changes the design conversation from squeezing to composing: how the two buildings sit together and what kind of outdoor room is created between them.

Where a protected native oak stands, its root zone sets the buildable area before anything else does. Surveying the tree and designing outward from it produces a scheme that can actually be built, and it protects the thing that makes the garden worth sitting in.
Services across a generous lot
Bigger yards mean longer runs. Power, water and drainage travelling forty or fifty feet to a new structure is straightforward engineering, but it is real cost, and it belongs in the first budget rather than the final invoice.
The city's portal, end to end
Application, plan submission, fees and inspection scheduling all run through the city's online system. For a project with as many coordinated sheets as a second dwelling, that trackable digital path is a genuine advantage — provided the package arrives complete.
Getting to the back of a tract lot
Most of these properties have a side gate rather than a driveway to the rear, and its width, along with the clearance past the house and any level change, decides what machinery can reach the building site. On a tract lot that is usually solvable — a smaller excavator, a concrete pump, materials moved by hand for the last stretch — but each solution has a cost and a time implication. Measuring the access before the design is fixed lets those costs be priced honestly at the start, and occasionally suggests a different location for the building that saves considerably more than it gives up.
