ADU Construction in Villa Park
Serving 92861 and Orange, Anaheim Hills, North Tustin
Villa Park is the smallest city in Orange County and it has some of the largest residential lots in it, which makes a detached second dwelling more straightforward here than almost anywhere else we work. The design questions are the good ones — where it should sit and how the garden divides — rather than whether it will fit at all.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What our finished LA work actually cost: 27 kitchens ran $23k–$84k, median $50k; 28 bathrooms $28k–$105k, median $38k; 17 whole-home remodels $36k–$440k, median $150k. Real final prices from our own job records, not estimates.
$30,000 A full-length double vanity under twin lit mirrors, with herringbone mosaic shower niches.
$41,000 Espresso shaker cabinetry, light quartz counters and a linear glass mosaic backsplash.
$84,000 Warm grey shaker cabinetry with quartz counters, plus floating vanities in dark stone tile.
$105,000 Marble-veined slab walls, a frameless glass shower, and patterned tile floors.
$150,000 A cobalt glass-tile backsplash with marble-look slab baths in brushed brass.
$440,000 Stone-look tile bathrooms with freestanding tubs, under an exposed beam ceiling.
Second dwellings where there is genuinely room
Siting is a garden decision first
On a plot this size the unit can go almost anywhere, so the choice should be made by what it does to the outdoor space rather than by where the drains happen to be. Splitting a large garden badly is the easiest way to spoil the best thing about the property.
Matching the house, or deliberately not
A second building can echo the main house or read as a quiet outbuilding of its own time. Both work. What does not work is a half-hearted imitation, and deciding which one is intended is a five-minute conversation that shapes everything after it.
The trench is the line item
Services have to travel from the house to wherever the unit lands, and on a large lot that distance is money. It is surveyed and priced before design is fixed, because it can legitimately change where the building should go.
