OC Development Services reviews and permits accessory units in unincorporated areas. Establishing what the County expects for this specific parcel before any layout exists is an hour that reliably saves a redesign later.
Building among established trees
The mature canopy is a large part of why people live here, and it constrains where a foundation, a trench and a crane can go. Siting the unit around the trees rather than through them keeps both the character and the schedule intact.
Distance buys privacy on a big lot
The luxury of a half-acre parcel is that a second dwelling need not sit against the main house. Separation, an independent approach and windows that face away from each other are all achievable — and they are what make a unit genuinely usable for family or a tenant.
Long service runs, priced honestly
Power, water and drainage have to travel from the house or the street to a detached structure, and on these lots that is a real trench. Walking the route during design produces a number that survives contact with the ground.
Mature trees on a long-established lot
These are older, larger parcels than the tracts around them, and decades of growth mean substantial trees in places a site plan would prefer to be empty. Their root zones are not negotiable if the tree is to survive, so the building location, the trench routes for services and the path equipment takes across the property all get designed around them from the beginning. That constraint usually improves the result: siting worked out around existing canopy tends to give the new building shade, privacy and a settled relationship with the garden that a structure dropped onto open ground takes twenty years to acquire.
