ADU Construction in Yorba Linda
Serving 92886 · 92887 and Anaheim Hills, Placentia, Brea
Yorba Linda is one of the easier places in the region to put a proper second dwelling, because the lots are large enough that a detached unit can be genuinely separate rather than pressed against a fence. The constraint is not space. It is the distance everything has to travel to reach the far end of a plot this size.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What our finished LA work actually cost: 27 kitchens ran $23k–$84k, median $50k; 28 bathrooms $28k–$105k, median $38k; 17 whole-home remodels $36k–$440k, median $150k. Real final prices from our own job records, not estimates.

Second units on a generous lot
Distance is the cost
Power, water and drainage have to reach wherever the unit goes, and on a large lot that is a real trench with a real number attached. Scoping it at design stage rather than at excavation is the single biggest difference between a predictable project and a surprising one.
Siting for two households, not one
With room to choose, the siting decision is about privacy, outlook and how the garden divides. A unit placed for convenience of construction and a unit placed for how two households will actually live side by side are rarely in the same spot.
Detached means its own everything
A separate building needs its own insulation strategy, its own heating and cooling, and its own weather detailing. That is not a reason against it — it is why a detached unit is quieter and more comfortable than a converted room, and why it is priced differently.
Materials on a hillside parcel
Where a lot sits in the hillside fire-hazard zones, exterior material, eave and vent decisions are set before anything is chosen for looks. Designing to that from the first sketch is ordinary practice; discovering it after the drawings are finished is not.
