ADU Construction in Hancock Park
Serving 90004 · 90020 · 90019 · 90036 and Larchmont Village, Windsor Square, Miracle Mile
The original planning of this neighbourhood put the car at the back, down a long side drive, which has left most of these lots with a detached structure and a route to it. That is close to the ideal starting condition for a second dwelling, and it is the reason the conversation here is usually about services rather than about whether there is room.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What our finished LA work actually cost: 27 kitchens ran $23k–$84k, median $50k; 28 bathrooms $28k–$105k, median $38k; 17 whole-home remodels $36k–$440k, median $150k. Real final prices from our own job records, not estimates.
$30,000 A deep navy wall over textured white tile, with a floating walnut vanity and matte black fittings.
$40,000 White shaker cabinetry and brass pulls around a sage-green island under a beaded chandelier.
$65,000 White uppers over grey shaker lowers with brass pulls, an apron sink and a broad quartz peninsula.
$105,000 Marble-veined slab walls, a frameless glass shower, and patterned tile floors.
$237,000 Deep green tile floor-to-ceiling, a farmhouse sink, living space open to the patio.
$279,000 White shaker cabinetry, granite counters, and a tan subway tile backsplash.
Second dwellings at the end of the drive
The drive is both the opportunity and the cost
A long side drive gives independent access, which is exactly what makes a second unit liveable. It also means power, water and drainage have to travel its whole length, frequently past mature trees and original paving worth protecting.
Out of sight of the street, mostly
A building at the back of a deep lot is largely outside what the preservation overlay is looking at, which is concerned with the public frontage. That is why the deep-lot arrangement here suits a second dwelling so well.
A new building beside a period one
Where the new structure can be seen alongside the house, the versions that hold up are quietly of their own time rather than a smaller imitation of a 1920s original. Deciding that deliberately shapes everything after it.
Two households, one garden
Privacy is won with window placement, levels and planting rather than with distance. It gets drawn rather than left to a fence and good intentions.
