Whole-Home Remodeling in Villa Park
Serving 92861 and Orange, Anaheim Hills, North Tustin
This is the project we have finished and published in Villa Park: a whole-home remodel of a house with good bones and a compartmentalised plan, with a walnut-fronted island, arched openings cut through the middle of it, and bathrooms redrawn. It is also the brief that arrives most often here, and the reason is structural rather than fashionable.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What 17 finished LA whole-home remodels actually cost: a median of $150k, in a range of $36k–$440k. Real final prices from our own job records, not estimates.
$150,000 A cobalt glass-tile backsplash with marble-look slab baths in brushed brass.
$238,000 A walnut-fronted quartz island, arched openings, and sage-green stacked tile baths.
$242,700 Structural work to open up the space, a vaulted ceiling, solid wood floors, kitchen and two baths.
$275,000 A broad quartz island, a curved staircase with iron balusters, marble-look baths.
$279,000 White shaker cabinetry, granite counters, and a tan subway tile backsplash.
$440,000 Stone-look tile bathrooms with freestanding tubs, under an exposed beam ceiling.
Whole houses, reorganised from the middle out
These houses were framed simply
A ranch plan of this era usually has fewer genuinely load-bearing walls than people expect, which means opening the middle is often a beam and two posts rather than a rebuild. That is why the ambitious version of the brief is frequently affordable and the timid version frequently disappointing.
The middle of the house is where the value is
Perimeter rooms in these plans are already good — well lit, reasonably sized, facing the garden. The dead zone is the centre, and reclaiming it is what turns a dated house into a current one without touching the footprint.
Continuous floor, continuous ceiling line
When several rooms become one, the floor and the ceiling are what hold it together. Running both continuously and deciding the transitions deliberately is a small-sounding detail that does most of the work of making the result feel designed.
One programme rather than three phases
Sequenced as a kitchen now, bathrooms next year and floors later, the same scope costs more, takes longer in total and never quite matches. Done once, the finishes line up and the services are disturbed a single time.
