Whole-Home Remodeling in Yorba Linda
Serving 92886 · 92887 and Anaheim Hills, Placentia, Brea
This is the project we have actually finished in Yorba Linda and published: a full house taken on in one programme, with structural work to open the plan, a vaulted ceiling where a flat one had been, new floors through the living space, a kitchen and two bathrooms. It is also the project type this housing stock rewards most, for reasons worth spelling out.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What 17 finished LA whole-home remodels actually cost: a median of $150k, in a range of $36k–$440k. Real final prices from our own job records, not estimates.
$150,000 A cobalt glass-tile backsplash with marble-look slab baths in brushed brass.
$237,000 Deep green tile floor-to-ceiling, a farmhouse sink, living space open to the patio.
$242,700 Structural work to open up the space, a vaulted ceiling, solid wood floors, kitchen and two baths.
$250,000 White shaker cabinetry and veined quartz, with hex-mosaic walk-in showers.
$275,000 A broad quartz island, a curved staircase with iron balusters, marble-look baths.
$279,000 White shaker cabinetry, granite counters, and a tan subway tile backsplash.
Whole houses, opened up and lifted
Why the whole house rather than the kitchen
When the structural move is a beam through the middle of the plan and a ceiling opened above it, the rooms either side are already open, already dusty and already being re-serviced. Doing them at the same time costs a fraction of returning to them, and it is the only way the finishes line up.
Vaulting changes the scale of everything below
Raising a ceiling alters the proportion of every room it touches, which in turn changes what the joinery, the lighting and the window heads should be. It is the move that most repays being decided early and most punishes being added late.
One floor, one level, one flow
Single-storey plans make continuous flooring genuinely possible, and continuity is what makes an opened-up house read as one space rather than several rooms with their walls missing. Thresholds, levels and transitions get designed rather than inherited.
The one moment the ceilings are open
Wiring, insulation and ductwork can all be brought up to standard while the roof void is exposed and the walls are out. Skipping that during the single window when it is cheap is the most expensive saving available on a project of this kind.
Design and build under one roof
A programme this interlocked needs the person drawing it and the person building it to be the same operation. Onn manages it himself, which is also why there is a finished Yorba Linda house on this site rather than a page of adjectives about one.
