Garage Conversion in South Pasadena
Serving 91030 and Pasadena, San Marino, Alhambra
Before anybody measures a South Pasadena garage it is worth naming the choice properly, because there are two different projects hiding behind the same request. One turns an outbuilding into an extra room belonging to the house. The other turns it into an independent dwelling. They cost differently, they are approved differently, and picking by accident is how people end up with the less useful of the two.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What our finished LA work actually cost: 27 kitchens ran $23k–$84k, median $50k; 28 bathrooms $28k–$105k, median $38k; 17 whole-home remodels $36k–$440k, median $150k. Real final prices from our own job records, not estimates.

Garages, driveways and what they are worth
Extra room, or independent dwelling
A studio, an office or a guest space reached across the garden is one thing. A self-contained unit with its own kitchen, bathroom and address is another, with its own consents and a very different value at the end. We put both on the table at the first meeting rather than letting the cheaper description quietly win.
Ceiling height is the number that decides it
Old garages were built low and their floors frequently need raising for damp and insulation, which eats headroom from both directions at once. The measurement taken on the first visit is head height against the build-up required, and it settles more arguments than any other figure.
Long drives, mature roots, original paving
The route to the back of these lots runs past trees that pre-date everybody and paving that is part of why the property looks the way it does. Trenching for services is planned around that rather than through it, and occasionally the route is what decides the design.
Where the car ends up
On a small-city lot with a narrow frontage, losing covered parking is a real consequence rather than a footnote. Whether that matters here depends on the street, and it is a question worth answering honestly before the doors come off.
