Access, staging, slope and one-off structural design all add real cost to a hillside build, and none of them shows in a square-foot rate copied from a valley project. Saying so at the start is the difference between a plan that holds and one that unravels in month three.
What the tract houses gain
On the valley floor these are sound structures with generous lots and plans exactly one generation out of date. Removing walls, rebuilding services and finishing to a consistent standard delivers the most visible transformation per pound available anywhere in this city.
Ember-resistant exteriors as standard
Against the mountains, roofing, eaves, vents and decking are chosen with embers in mind and landscaping is planned as defensible space. Designed in from the beginning it is simply how the house is built; retrofitted afterwards it is expensive and rarely as good.
A city department that knows the stock
Whole-house drawings go to the city's Building & Safety Division on Ladyface Court, with structural, mechanical, electrical and energy sheets that have to agree. Coordinating them before submission is what keeps a large project to a short review.
