Whole-Home Remodeling in Hancock Park
Serving 90004 · 90020 · 90019 · 90036 and Larchmont Village, Windsor Square, Miracle Mile
Hancock Park houses were built as one coordinated piece of planning to a standard that has kept them standing for a century, which is precisely why a whole-house project here is worth doing properly. The structure is rarely the problem. The plan, the services and a hundred years of other people's alterations usually are.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What 17 finished LA whole-home remodels actually cost: a median of $150k, in a range of $36k–$440k. Real final prices from our own job records, not estimates.
$150,000 A cobalt glass-tile backsplash with marble-look slab baths in brushed brass.
$237,000 Deep green tile floor-to-ceiling, a farmhouse sink, living space open to the patio.
$242,700 Structural work to open up the space, a vaulted ceiling, solid wood floors, kitchen and two baths.
$250,000 White shaker cabinetry and veined quartz, with hex-mosaic walk-in showers.
$279,000 White shaker cabinetry, granite counters, and a tan subway tile backsplash.
$440,000 Stone-look tile bathrooms with freestanding tubs, under an exposed beam ceiling.
Whole houses built to a 1920s standard
Undoing the alterations before adding any
Most of these houses have been changed several times, and not all of the changes were good. A whole-house project is the moment to establish what is original, what is later, and what should simply be removed — before deciding what to add.
The overlay constrains the outside, not the plan
Elevations, windows, roof and frontage are reviewed. Internal planning, kitchens, bathrooms and services largely are not. That is why the most ambitious interior briefs in this neighbourhood are often the least troublesome to approve, and why drawings should spend their ambition inside the line.
A century of services, replaced in one pass
Electrical service, supply, waste, insulation and mechanical all become reachable at the same moment exactly once. Doing them then costs a fraction of doing them separately later, and the difference shows in the bills for thirty years.
Opening a formal plan without flattening it
These houses have a proper hierarchy of rooms, and removing all of it in favour of one open space usually loses what made them worth buying. The better answer is generally fewer, larger openings rather than no walls at all.
One team, one programme
Design and construction under one roof is what holds a project of this length together, and Onn manages it himself. It is also why there is a finished, photographed, priced Hancock Park project on this site rather than a description of one.
