Whole-Home Remodeling in Westwood
Serving 90024 · 90025 and Bel Air, Brentwood, Century City
A full-home remodel in Westwood plays out differently on a Little Holmby Spanish colonial than it does on a mid-century east of the UCLA campus or a mid-rise condominium unit on Wilshire. The permit path, the overlay considerations, and the HOA coordination all shift by housing type. Design Onn Point plans the project by type first.
A Westwood full-home remodel, planned by house type
Which Westwood house is this — the diagnostic
Design Onn Point spends the first visit identifying the housing type and the era. A Little Holmby Spanish colonial from the 1930s is a different remodel than a mid-century from the 1960s or a Wilshire-corridor condominium unit from the 1980s. That identification shapes the entire scope.
Overlay-zone review for exterior-touching scope
Portions of 90024 sit inside UCLA-area overlay zones. A full-home remodel that stays interior does not touch the overlay. One that adds height, changes exterior massing, or expands the footprint runs through overlay review layered on the LADBS submittal. We check parcel status early.
Condominium HOA coordination for mid-rise units
A full-home remodel inside a Wilshire-corridor condominium building runs on the HOA calendar in parallel with the LADBS permit — approved work hours, elevator windows, resident notice periods, and often a construction deposit. Design Onn Point coordinates the HOA side directly.
The Westwood LADBS whole-home combination permit
Westwood full-home remodels permit through LADBS on the combination permit path. Interior-only scope runs a lighter submittal. Adding square footage or altering exterior envelope pulls in structural, energy, and site drainage sheets. The plan set matches the scope.
Pricing at the +5-15% Westwood band
Westwood full-home remodels price +5-15% above the LA average. The lift is modest and reflects finish level, occasional overlay review, and HOA coordination on condominium projects. The reference band is what we have actually built: 18 whole-home projects at $36k-$440k, median $170.7k. The lift shifts a project within that spread rather than beyond it.
A move-out schedule that reflects the reality
Most Westwood full-home clients move out for the middle two-thirds of the project. We map the calendar so you know demo dates, systems rough-in dates, wall closure dates, finish install dates, and walk-through — real dates rather than a rough quarter.
Whole-home in a building you do not entirely own
A large share of Westwood's housing is stacked, and a whole-home remodel of an apartment or condominium is a different animal from one of a house. The building envelope, the structure, the risers and often the windows are not yours to alter. What is yours is everything inside the demising walls, which is a substantial project in its own right but a bounded one. The building's own rules will govern working hours, lift bookings, protection of the common parts and which trades may attend, and those rules will shape the programme more than the scope does. We read them before pricing, because a schedule written without them is fiction.

What's different about whole-home remodeling in Westwood
Westwood "full-home" usually means full-condo, not full-house
Most Westwood "full-home" remodel inquiries are large-scope condo renovations — full kitchen, baths, flooring, paint, electrical, HVAC — rather than SFR full-home rebuilds. Scope and process differ accordingly: condo full-renovations follow HOA approval workflows, building-engineering coordination, and LADBS permit; SFR full-home follows standard LADBS workflow. We diagnose the format in the first scope conversation.
Wilshire Corridor towers each have their own renovation rules
Each major Westwood high-rise has its own HOA documents, contractor-approval process, hours-of-work restrictions, freight-elevator scheduling, and noise-window limitations that affect renovation execution. The specific rules vary meaningfully between buildings. We coordinate with the building's management early to understand the specific rules before scheduling demolition or material deliveries, so the project doesn't hit avoidable schedule conflicts with the building's operating policies.
Westwood SFR-pocket full-home is a different project profile
Westwood SFR-pocket full-home remodels follow standard LADBS workflow without HOA constraints. The scope can include structural changes and additions depending on the parcel and client ambition. We don't conflate SFR-pocket scope with condo full-renovation scope despite both being called "full-home" — they're genuinely different projects with different permit paths and different execution workflows.
