A separate entrance you already have
A garage at the bottom of a stepped plan converts into space that feels genuinely apart from the household above — an office that clients can reach, a suite for an adult child, a studio with its own door. That separation is the property's asset and the reason to convert here rather than extend.
Earth on the other side of the wall
Where the bay is cut into the hillside, moisture control is the whole job: drainage behind the retaining face, an appropriate floor build-up over the slab, and insulation detailed so the room does not sweat. Get this right and the finishes last; get it wrong and nothing else matters.
Living with a steep driveway
Conversion changes how the driveway is used, and on a sloped approach that has practical consequences for the cars that remain, for deliveries, and for how the frontage reads. Planning that alongside the room is part of doing the job properly.
The compliance package for habitable space
Insulation, egress, ventilation, light and energy compliance all enter the scope, reviewed by the city's Building & Safety Division through its online centre. Where retaining or structure is altered, the drawings carry that too — which is exactly why a converted bay should be drawn, not improvised.
Headroom in a bay built into the slope
Garages on stepped lots frequently have less height than they appear to: a sloping slab, a structural beam crossing the space, and a ceiling that carries the floor of the rooms above. Once a floor build-up and a lined ceiling are added, the finished height can be tighter than expected, and that is a matter to establish with a tape measure before a room is designed rather than after it is framed. Where height is genuinely short, there are answers — a shallower floor construction, exposing and celebrating the beam, or dropping the slab — but each has a cost, and the honest version of that conversation belongs at the start.
